3. Are you going to build on the land?
Not necessarily. We buy land for different purposes—some we keep, some we resell, and some we partner with others to develop.

4. Are you a real estate agent or broker?
No, we’re an independent land buyer. You don’t have to pay commissions or fees when selling directly to me.

5. Is this a scam?
No. We understand your concern. We work with licensed title companies or attorneys to handle every closing and put everything in writing.

6. Are you a reputable company?
Yes. We work transparently and use local, licensed professionals for all closings. You’re welcome to verify my business or request references.

7. How does the process work?
Simple: 1. We agree on a price. 2. We send a purchase agreement. 3. We close with a title company or attorney. 4. You get paid.

8. How long does it take to close?
Usually about 4 weeks, depending on the title company or attorney.

9. Will I have to pay anything out of pocket?
No. We cover all standard closing costs, fees, and taxes owed.

10. What if there are back taxes or liens?
That’s okay. We’ll still consider buying and adjust the offer or work to clear up the title.

11. Can I sell just part of the land?
Possibly. It depends on how the land is zoned and recorded. We can talk about your options.

12. What if I can’t find the deed or paperwork?
Not a problem. The title company can verify ownership and prepare all needed documents.  You don’t need to track down old files.

13. Why is your offer lower than online listings?
Online listings are asking prices, not actual sale prices. My offer reflects fair market value and comes with no fees or delays.

14. What if I change my mind?
You’re never obligated to sell. I want you to feel comfortable before we proceed.

15. What if I live out of state?
No problem. We can do everything remotely via phone, email, and mail. The title company will walk you through each step.

16. What if there are unpaid taxes or the land hasn’t been maintained?
That’s very common. I’ll take that into account and still make an offer. I don’t expect the land to be perfect.

17. What can I do with the money?
Use it however you see fit—pay bills, invest, travel, or settle the estate with less hassle. Selling can provide clarity and closure.

18. What if the land hasn’t been used in years?
That’s fine. I buy land as-is, even if it’s overgrown or hasn’t been maintained.

19. What if the land doesn’t have utilities or road access?
That’s not a dealbreaker. Many of the properties I buy are raw and undeveloped.

20. What if there are back taxes or liens?
I’ll take care of those or factor them into the offer. You won’t need to handle those alone.

21. Can I talk to someone or take time to think it over?
